Land value,
from sparse evidence.

Equiterrain is an independent land valuation platform for African markets, starting in Cameroon. It combines title information, economic-gravity modelling, local benchmarks and Bwendi location context into a structured estimate where comparable sales are hard to find.

Built and run by OSIH.

01 · The problem

The biggest asset,
the least information.

Land is the largest asset most African families own, and the one they know least about. Sellers undersell parcels held for generations. Buyers overpay. Lenders cannot lend against land they cannot value.

02 · The build

Three steps
for the user.

Upload the title deed (French or English formats), confirm the parcel location, and receive a valuation with its key drivers, a confidence score and the analysis behind it.

The engine applies two economic-gravity models, Reilly’s Law and the Huff model, to measure how distance to towns and infrastructure shapes value. Bwendi supplies the location context, so every estimate can be reproduced.

03 · The shape of it

Built
to be checked.

  • Bilingual from day one (FR / EN)
  • A visible confidence score on every estimate
  • Secure title verification
  • A marketplace for verified listings
  • Structured reports for professional and institutional review

04 · The engineering pattern

Make uncertainty
visible.

Several weak signals, one model someone can audit, and the uncertainty on show. We use the same approach for regional pricing and logistics planning.
